Acceptance & compliance

What is a property valuation?+

A registered valuer's formal opinion of what a property is worth on a stated date, set out with the comparable sales and the reasoning behind it, and signed. The date matters as much as the figure: a valuation speaks as at the day it is made, not indefinitely.

What is the difference between a property valuation and an agent appraisal?+

An appraisal is a free selling estimate, usually given to win the listing, and nobody signs it. A valuation is a formal assessment at a stated date, evidenced by comparable sales, signed by the valuer who prepared it and prepared independently of any sale.

Who is qualified to prepare a property valuation?+

In Tasmania, a certified practising valuer who is a member of the Australian Property Institute. Their name, qualification and membership appear on the report, which is what lets somebody else rely on it.

Timing & process

Will the ATO and an SMSF auditor accept the report?+

Yes. Every signed report is prepared by a valuer independent of your fund, with SISR 8.02B in mind, and the comparable sales it relied on are attached rather than summarised.

Who signs the report?+

The valuer who formed the opinion, named on the report with their qualification. Not a model, and not an administrator on their behalf..

Is an Automated Market Assessment enough for tax purposes?+

No. It is unsigned, which means no independent opinion and nothing for a reviewer to rely on. It is built for deciding, not for reporting.

How long is a property valuation valid for?+

A valuation speaks as at its effective date rather than indefinitely. Markets move, so the further you travel from that date the less the figure describes today. Where the body receiving it sets its own currency period, that period is the one that governs, and your adviser can confirm it.

Pricing & orders

Are the prices really fixed?+

Yes. $169 for signed desktop reports, $79 for Automated Market Assessments.

Why is the valuation different from the price a property is advertised at?+

An advertised price is a marketing position and often a range designed to attract interest. A valuation is an assessment of what comparable property has actually sold for, which in a market as thinly traded as Hobart can sit some way from the campaign.

How long does a property valuation take?+

Same business day for a signed desktop report, in most cases. An inspected report is governed by access, and on a steep block with a long approach that is worth booking rather than assuming. The unsigned Automated Market Assessment lands the following business day.

Is market value the same as the value on my council rates notice?+

No. A rates notice generally shows a land value, which is the land on its own without anything standing on it, assessed for rating at a set date. A property valuation assesses the whole property at the date you need it, which is why the two figures rarely agree.
